New development of a residential ensemble
at the area of former 'Mc Graw barracks'

On a site of roughly 2.8 hectares in the area of the former McGraw Barracks in southern Munich, Stadibau – the Bavarian State Employees’ Housing Association – plans to create a new residential quarter. The existing structures will be removed, making way for a complete urban redesign.
The proposal establishes a clearly defined urban edge, composed of building volumes that form a protective boundary. Between them, generous spaces invite public life and slower movement. In the southern part of the site, between the residential campus and the adjacent neighborhood, urban vibrancy emerges through shops and a sequence of public squares and streets. At the heart of the development lies the “soft core” – a quiet, green park open to all residents and neighbors.
At the junction of Tegernseer and Stadelheimer Straße, a distinctive high point marks the corner and defines the urban silhouette. A restaurant and the foyer of the main residential building activate the ground floor and respond to the dynamic, traffic-oriented context. Further west, at the corner of Warthof and Stadelheimer Straße, a welcoming public square unfolds – with outdoor seating, a kiosk, a bakery, the entrance to a supermarket, and another access point to the residential complex. Trees, benches, and bicycle parking animate the space, which serves as a gateway to McGraw Park.
The residential building along Stadelheimer Straße is conceived as more than a single structure – it forms a vibrant campus. With everyday services and shops on the ground floor and its direct relationship to the public square, it becomes the social and functional interface between the new neighborhood, its residents, and the surrounding city.
